TUM Garching Campus

Property management

While our headquarters in Preith primarily manufactures units such as climate chambers and laboratory equipment, our Garching office mainly handles facility management and property coordination at the TUM research campus.

We have our own team on site and coordinate the operation of large teaching and research buildings throughout the campus. We not only operate our own facilities, laboratories and high-tech buildings, but also keep the existing building complexes running smoothly.

We take responsibility for technical, infrastructural and commercial property coordination, oversee the performance of external service providers and deploy our own staff whenever required. We also benefit from the close collaboration with our colleagues at the Preith site, working together to apply our broad range of expertise in a focused and effective way. This ensures smooth operations and the highest quality in every project – from office refurbishments to the installation of new cooling systems.

We maintain full control over contracts as well as maintenance and inspection schedules, manage external service providers and ensure legally compliant documentation. This guarantees full compliance with all statutory requirements and reliable, disruption-free operations. Users and service providers direct all enquiries to our helpdesk, which records incidents, logs tickets and assigns them to the responsible teams. At the same time, the helpdesk maintains a clear overview of all ongoing works.

Because we develop and build complex technical systems ourselves, we possess deep technical expertise and a thorough understanding of all installations. Combined with short decision-making paths and a multidisciplinary team, this allows us to respond quickly and act in a focused, effective manner. We coordinate maintenance and repairs, oversee third-party services and make well-informed decisions on appropriate renewal measures.

Operating systems and buildings we built

When we act as the general contractor for a building or laboratory, we know it inside out – we have installed every pipe, mounted every valve, and commissioned every system ourselves. We are closely involved and can provide expert advice on extending or acquiring technical systems. For us, the work ideally doesn’t end with the handover of a building or system. We are happy to take care of maintenance and operation to ensure the technology remains state-of-the-art.

We built the autonomous Friedrich N. Schwarz Research Station in Berchtesgaden. A small on-site team has been ensuring smooth operations from day one. Our specialists regularly travel to the timber building in the mountains to carry out maintenance, repairs and upgrades, keeping everything running seamlessly.

Complex technical systems place high demands on maintenance. Wear parts need regular replacement, equipment requires servicing, and software must be updated and occasionally adapted at the interfaces. Damage can also occur from time to time. That’s when it pays to have a partner who truly understands the system and ensures it operates reliably for many years.
